Revizorro: first look at a real estate channel

Sometimes I run an analysis even when nobody asks for it.

The channel is interesting, with varied and professional content. The author shows his face and openly shares information. I have no issues with the content itself, it is genuinely useful. The author shares experience and knowledge about real estate, which makes the channel valuable for people interested in the topic.

What concerns me is activity. Despite a large subscriber count, only about 6 percent of subscribers view posts. For an author channel this is very low. It means people are not as interested and do not interact as much as they should.

This low activity is even more noticeable compared with similar channels. Low activity often appears when a channel is boring, but here the author clearly tries, puts effort into the work, and uses different content formats. Still, it does not produce the needed result.

The reason is that most of the audience came from large channels unrelated to real estate, for example entertainment or work related channels. There were buys on business channels too, but those channels often have inflated audiences or people who are not actually interested in real estate. As a result, subscribers are not truly engaged with the content.

Another important moment: Telegram does not understand which channels are similar because the audience is too mixed. That makes discovery and attracting truly relevant readers harder.

In the end the author got many views and subscribers, but activity is low and engagement is weak. This means the effort is not delivering the result it could.

I think the author should rethink the strategy and find more effective ways to attract and retain the right audience.

The current approach may still generate income, but it can be improved. The author needs to study the audience and content to understand what works and what does not, then make changes.

What would I do?

I would focus on quality, not volume. I would attract an audience from topic aligned author channels where people trust recommendations more. I would adjust the content style and reduce clickbait. I would bring traffic from other sources as well, such as vc.ru or targeted advertising in Yandex Direct.

The result would be fewer subscribers, but their activity would increase several times. That means stronger interest, higher reach, and better return from the channel.
